The most sought after rental and investment locations in Dubai have been revealed, suggesting that encouraging times may be ahead for the region’s property industry.

One established estate agent,, has conducted a survey that shows the top three locations for property investment in Dubai.

Dubai Marina came out on top, followed by Jumeirah Lake Towers and finally Downtown Dubai in third place.

Questions regarding the property market in Dubai were put to a selection of 3,000 brokers and the overall response showed a positive year for property demand.

Many reasons were put forward by property agents to explain why such areas have experienced an increase in popularity.

The areas involved have improved facilities and infrastructure generally, and mortgage interest rates have been reduced significantly.

Also, there is a low risk factor with property in Dubai as a piece of legislation is being introduced which means that foreign investors can gain a full refund by cancelling their contract should developers not meet certain obligations.

A report in the Overseas Property Professionals stated: “The law has become necessary as increasing numbers of developers have failed to deliver projects on time, and haven’t included the facilities mentioned in the purchase agreements or marketing material.”

The Marina is set to be the number one choice because investors will enjoy a shopping mall, beach and marina on their doorstep.

A property agent commented: “The popular developed areas will continue to be in demand due to being fully established, having access to schools, shops and leisure facilities, with less construction and road works.”
