Dubai Marina dominates UAE property market

Why use a broker instead of a bank

Dubai's canal city area accounts for more than 25% of all UAE property searches, and the emirate itself attracts more than 87% of all enquiries relating to the UAE, according to a report by

Ras al-Khaimah generated 7.11% of enquiries, Sharjah 4.08% and Ajman 1.75%, whilst the other three emirates received no enquiries at all.

In Dubai itself, the second most popular location is the desert resort of Arabian Ranches, and the cities of Sharjah and Abu Dhabi also feature, with a 9.54% and 3.22% share of total UAE property searches respectively.

Google property searches, which give a wider overview as opposed to investor specific interest based searches, also show a heavy bias towards Dubai in the UAE.

"UAE property" was used a total of 654 times in the last 12 months, but "Dubai property” had more than 15,000 searches.

"Dubai apartments" and "apartments in Dubai" were the most common filtered terms, and search activity was highest between March and May 2012. Towards the end of the year search activity fell off, but had regained peak levels by February 2013.

The lack of enquiries for property in the capital Abu Dhabi is partly due to a lack of supply, but can also be put down to other factors such as increasing interest in other areas.

The construction projects which are ongoing in the Dubai Marina and surrounding areas means that it maintains a focus for investors looking for contemporary units with modern high quality values. This is where the country’s housing crisis is expected to be solved.

Some of the most popular resorts within the emirate are still under construction and luxury developments are driving the interest and potential for future overseas investment.

If you want to buy property in the UAE you will need to transfer money abroad via the international currency markets. Exchange rates offered by banks are often worse than those available through currency exchange specialists.
