Overseas buyers flock to Dordogne for property purchases

Overseas property investors seem to be particularly attracted to The Dordogne and the Alpes-Maritimes, as the two regions have received the most residential property sales.

According to a recent study conducted by the country’s notaries, the most popular areas in France for overseas property investors in 2011 were the Dordogne and the Alpes-Maritimes.

The two regions accounted for 15% of all residential property sales.

An annual review of the country’s housing market also showed that British buyers favour the Dordogne region.

While the Dordogne region seems to be popular on a large scale, Paris seems to attract wealthy property investors as the second half of 2011 saw properties in Paris receive the greatest amount of money in property.

At the beginning of this month, GBRE, a global leader in real estate services, showed high end property in Paris was being purchased by wealthy investors.

Property in Paris is said to be purchased by wealthy investors as the market in the capital is viewed as a ‘safe bet’ as it has been unaffected by the recession.

Other regions that proved popular in the survey include Haute-Savoie (13%), Lot (13%), Charente (11%), Creuse (11%) and Aude (10%).

Throughout France, international buyers made up a total of 5.3% of property purchases, which reflects similar figures from recent years. However, the figure does show a decrease by 1% from property purchases in 2004.

Foreign currency exchange rates quoted by banks are almost always worse than the exchange rates available through specialist currency dealers.

So if you are sending money to France – which you will inevitably have to do if you are looking to make a property investment, be sure to compare the market before you buy your overseas currency.
